Perspective business owners are prone to many mistakes when starting up a new business. One very common mistake is writing a bad business plan. At times, they fill the business plan with what they think investors or banks want to see instead of what will realistically happen. Then, when the bank turns them down, they sit back and wonder why. Here are five of the most common mistakes business owners make when writing an internet business plan template and ones that you would do well to avoid.

· Dismissing losses during the early stages of the business – losses are part of starting up new business, everyone knows it, and it is expected. Concentrating the business plan on only long-term profits will bring more questions than confidence. The first year of the plan should be laid out in full detail, including expected losses. However, the business should show reasonable progress over that time, even if it means the business will continue to lose money for a short period thereafter.

· Thinking your business is totally unique – few businesses created today are not already in circulation. However, improving on an already existing concept is what can turn a loser into a winner. Trying to sell investors on a “one-of-a-kind” business will have them running for the door. Show previous models and show how your business will improve upon its weaknesses.

· Painting an unrealistic picture of yourself – while this may fool investors, it will not help the overall success of the business. It is better to actually admit your own shortcomings and show how they will be overcome. Mention hiring someone to fill a specific role because it is not your strength. Doing that will work much better than being asked a question about something you claim to be an expert on and then stammering your way through the answer.

· Being overly negative during the early years – while we do not want you to expect to turn an immediate profit, nor should you overestimate losses just to play it safe. If projections have the business making money in the second year, state exactly that. Just make sure the figures are accurate, well researched, and not over-exaggerated in either direction.

· Expect you business plan to be perfect – while we would all like to think we are perfect, there will be weaknesses to the business plan. However, this offers an opportunity to shine. This ties into not painting a picture that you are the all-knowing new business owner. Put the weaknesses out in the open, because they will be found if you don’t. Admit that you know certain areas are suspect, but present a plan to find a possible solution to the problem.

The internet poses enough of a challenge to new businesses, so don’t compound the problem by making one of these mistakes when creating your internet business plan template.

Commercial Real Estate Agent Business Plan – Why You Need One

A commercial real estate agent needs a plan. In that way you can build your systems and focus on the things that need to be done.

It is interesting to note that many ordinary or new agents struggle with the entire job structure for some time until they find something that works for them. The longer they struggle the greater the frustration in getting clients and listings. They need a plan.

In this market you need quality clients and good listings. It is the good listings that will bring you better inquiry and over time that will help you with market share and completed transactions.

It is worthwhile remembering that the industry is based on relationships. Grow your relationships at every opportunity. Your relationships and your listings should feature in your plan.

So if the commercial real estate market is a bit difficult for you, or you think things can or should be better, it is time to look at your personal business plan. Here are some ideas to help you.

  1. Determine where you are right now when it comes to listings, clients, market share, and knowledge. If you have any shortcomings with these things, then the gaps need to be filled with better processes and or knowledge. Practice in our industry is a good thing. That is practice in prospecting, pitching, listing, and negotiating.
  2. Look around your market to determine the things that you are up against and also those things that are opportunities for you. Make sure that the market has enough growth and vibrancy to allow you to grow your income and market share.
  3. What are your competitors doing? Are they any good at what they do? Can you be better than them? Your answers will help you set some priorities in your business planning.
  4. Relationships and knowledge in our industry are quite important. You must have good relationships with prospects and clients, and you should have a solid base of knowledge when it comes to the local area and doing the deals. Our clients and prospects don’t like to be an ‘experiment’ in property marketing; they need to see that they have chosen a top agent that really knows how to deal with the challenges of the property. Put your clients and your prospects into your plan.
  5. Determine where you are now when it comes to effectiveness and getting to the things that really matter. If you are not in control of your working day then a plan will not give you traction. Set your rules of ‘control’ and put your plan into it. Do not let others disrupt your focus and actions. Their plan or their priorities are of no benefit to you (unless they employ you).

It should be said that the critical part of planning in commercial real estate agency is in taking action. Without taking action a plan is useless. Things only start to change when you create the action that you need and you build that action into a ‘habit’.

Financial Components of Your Business Plan – Necessary Financial Statements

If you’re in business, one of the most important questions that you must be asking yourself is “what is the best way to grow your business?” How can you take what you have, expand on it but keep your costs as low as possible?

Fortunately, history has given us plenty of good examples of how NOT to do this. Perhaps the best of these happened in 2001 – when thousands of companies went under in the dot com bubble.

But how did SO many go SO FAR WRONG?

In those days, start-ups (with little or no income) and existing companies (with dreams of expanding their business online) were renting the biggest and best offices. They were signing huge print advertising contracts, paying ridiculous sums for banner ads and taking enormous salaries.

When sales were lower than expected and the cash to keep paying all those expenses dried up, these businesses had no way of easily adjusting their monthly expenditures down – because they were primarily FIXED, not variable. Their only option was to declare themselves bankrupt and close down.

Compare this situation with Amazon.com which started in a suburban garage with old doors on sawhorses for desks. By keeping fixed costs down, they were able to stay in business long enough to start generating a profit. They are now a huge company (with real offices) making huge profits.

So how does all of this apply to your company?

No matter what the size of your current business is, the aim is to grow your business while keeping your fixed costs as low as possible as a percentage of sales. And there are many practical ways to do this.

Begin by creating a simple excel spreadsheet of your current revenue and expenses each month. Ensure that you have correctly separated the fixed and variable costs of doing business. Roughly speaking, the breakdown should look something like this:

Revenue
– Cost of Sales (includes cost of goods and variable wages for subcontractors or part time employees)
= Gross Profit

– Fixed costs (includes rent, wages, marketing, telephone, utilities, accounting fees etc.)
= Net Profit

Next, based on your current financial results, set your monthly revenue targets for the next 12 months and estimate the cost of goods sold. For example, if you currently generate $20,000/month in sales with a 60% gross profit margin, you might like to grow your sales by 15%? Therefore, you would use a projected sales target of $23,000 each month with Cost of goods sold at around $9,200 as a starting point. This would leave you with a gross profit each month of $13,800. If your sales fluctuate each month due to seasonal variations, manually adjust your forecast to reflect these ups and downs.

Now here is where most business owners will go wrong…

Most will mistakenly assume that fixed costs are fixed. Meaning, the owner will start to place the existing amounts for rent, marketing, wages, telephone etc. into the financial projections. Fixed costs are referred to as fixed because they are fixed at a point in time. This does not mean however, that they are fixed forever and cannot be altered. In fact, when you are preparing a business plan and financial projections for the future, you should consider almost every aspect of your business as “up for debate and re-adjustment”.

That is why we prepare business plans – we use them to re-evaluate and plan for the future so that we can improve and grow. Without a concrete plan, in all likelihood we will continue to get the exact same results that we got in the past.

Where you will get the most value in this exercise is by going back over each cost (fixed or variable) to identify opportunities to “make the most of what you have already got”! Cutting costs may be possible and advisable in some areas of your business. However, cutting costs [in isolation] is not usually an effective strategy to grow a business. In order to grow and improve your bottom line, you will need to ask yourself the question – “how can I expand my business without expanding costs”?

Can you think of ways to partner with others to expand your reach and sales without actually having to open another location or hire more full time employees? You may already have underutilized capacity to increase your sales right now.

Can you introduce products or services that complement the ones that you currently have and contribute more to the bottom line of your business? Can you renegotiate the terms or prices you have with your suppliers to increase your gross profit margin?

Do you have a website and a fully functioning payment gateway? Do you make it easy for customers to buy from you? Selling online is a very cost effective way to increase your reach without increasing fixed costs.

If you manufacture goods, you could identify ways to increase production simply by tidying up, rearranging the layout of machines and planning more cleverly (to reduce work in progress and downtime). Often mistakes and rework can be costly to your business and surprisingly, they can be prevented by taking time during the business planning process to brainstorm solutions.

Making better use of time is another fantastic way to increase production with minimal impact on fixed costs.

Surprisingly, 95% of business owners never take the time to create a business plan and forecast of revenues and expenses. Of those that do, only a small portion refer back to the plan and measure their progress against the targets and KPIs. That is why so many businesses go under each year.

A business plan doesn’t have to be 50 pages in length and take 100 hours to complete. It just has to be realistic and useful.
